About buyer’s agent pay and services

Buyer’s agent compensation is not set by law and is negotiable. Since August 17, 2024 it is not offered on the MLS, and a buyer may ask for it in their offer. This estimate starts at 2.5% so it doesn’t assume you’ll pay nothing; set it to what you would actually agree to, including 0%. If you enter it as a seller concession instead, don’t count it twice.

Services means what you actually plan to buy, such as a flat-fee MLS listing, an attorney or a transaction coordinator.

Subtracts payoff, any buyer’s agent compensation you agree to pay, listing and professional services, title, escrow, transfer taxes and other closing costs, preparation and concessions. Does not estimate taxes on gains or verify a mortgage payoff. The ±5% examples and the 1% line change one number only; they are not market forecasts or a typical rate.
